High-End Refrigerator Repair in Beverly Hills Homes
Most Beverly Hills kitchens have a high-end refrigerator. Sub-Zero is the most common, then Viking, Thermador, and Miele. Some of the bigger estates have True or specialty wine and beverage units. These are different from standard fridges — different parts, different repair process, different cost.
We're a local appliance repair service based in West Hollywood, about five minutes from Beverly Hills. We service these high-end units regularly. Here's what we see most often in Beverly Hills homes, and what to know if your high-end fridge is having problems.
What "high-end" means here
The high-end refrigerators we work on in Beverly Hills fall into a few categories:
- Sub-Zero built-in — 600 series, BI series, integrated columns, drawer units. Cabinet panels match the kitchen.
- Sub-Zero Pro 48 — the freestanding professional unit, often in pantries or secondary kitchens.
- Viking — built-in and freestanding, common in kitchens redone in the 2000s.
- Thermador — Freedom collection columns, integrated units, and some traditional built-ins.
- Miele MasterCool — built-in columns and combinations, common in newer remodels.
- True residential — pro-style stainless units, sometimes paired with True wine columns.
- Bosch Benchmark — built-in models that compete with Sub-Zero.
Brand matters because the parts, the layout, and the failure patterns are different.
Why high-end refrigerators almost always make sense to repair
A new built-in Sub-Zero column or pair of columns runs $9,000–$18,000 with installation. A new Viking or Thermador built-in is in the same range. Replacing means a kitchen disruption of one to several days, possible cabinet modifications, and the cost itself.
Most repairs we do on these units are $400–$1,200. Even a compressor — the biggest repair — runs $1,500–$2,800. The math almost always favors repair, unless the unit is 18+ years old and has had multiple major repairs already.
Common high-end refrigerator problems we see in Beverly Hills
Sub-Zero "Vacuum Condenser" service light
The most common Sub-Zero alert. The condenser coils on top of the unit need cleaning. Sub-Zero recommends every 6 months in dusty climates. After cleaning, the light usually resets — if it comes back within a week, the condenser fan is failing.
Refrigerator side warm, freezer cold (or vice versa)
Common across all built-in brands. Each compartment has its own evaporator and fan, and one fan can fail while the other keeps working. The result: one side warms up, the other stays cold. Fan motor replacement is a one-visit repair.
Cabinet condensation in 700-series and integrated columns
Water drops inside the fresh-food compartment, on the door gasket, or pooling in drawers. Causes: failed door gasket, blocked defrost drain, or a thermistor reading wrong. Sub-Zero 700-series drawer units are particularly prone to this in humid weather.
Ice maker problems
Sub-Zero, Viking, and Thermador all have variations on the same underlying ice maker design. We see: no ice production, hollow or undersized cubes, ice clumping in the bin, ice maker frozen solid. Causes range from a clogged water filter (cheap fix) to a failed water inlet valve or ice maker module.
Loud condenser fan
The fan on top of the unit has a small motor that runs hard. Bearings wear over time and the fan starts buzzing or grinding. If left alone, the fan eventually stops, the condenser overheats, and the compressor takes the strain.
Door panel coming loose
The wood cabinet panel screws into the door front. Over years, the screws loosen or the panel droops. Adjustment screws at the hinge fix the alignment. This is one of the easier high-end repairs.
Display showing service or fault codes
Newer high-end units have small displays showing service codes. Sub-Zero "Vacuum Condenser," Thermador "SE" codes, Viking "F1/F2/F3" — each brand has its own system. We always ask for the exact code before the visit; it points us to the right diagnostic step.
Refrigerator running constantly
The unit doesn't cycle off — the compressor runs 24/7. Causes: failed door seal, blocked condenser, low refrigerant charge, or a thermistor reading too warm. The unit will keep cooling but the compressor wears out faster.
Wine column temperature problems
Sub-Zero, Thermador, and Viking all make built-in wine columns. The most common failure is uneven temperature between the upper and lower zones, or one zone running warm. Usually a thermistor or a small fan in the zone.

- Note any service code that appeared
What you should not touch
Don't try to pull the unit forward — built-ins are anchored to the cabinet and the supply lines behind are short.
Don't remove door panels yourself unless you've done it before on your specific model. Each brand has a different removal sequence and the wrong move damages the panel or the cabinet.
Don't ignore service lights. Especially "Vacuum Condenser" on Sub-Zero — the unit will keep running but is wearing out faster than it should.
