Apartment Dishwasher Not Working in West Hollywood — Tenant & Property Manager Guide

A broken dishwasher in a West Hollywood rental is one of those problems where everyone gets confused at once. The tenant doesn't know if it's their fault, doesn't know who to call, and doesn't want to pay for something that's the landlord's job. The property manager wants the issue documented and fixed quickly, without callouts that turn out to be a tripped breaker. The owner just wants the bill to make sense.

For tenants: what to check before you report it

About a third of "broken dishwasher" calls in apartment buildings turn out to be something a tenant can fix in two minutes. Property managers appreciate it when you've ruled these out before opening a maintenance ticket — and you avoid being charged for a service call when there was nothing wrong with the appliance.

Check 1: Power

Most apartment dishwashers are wired through a switch under the sink — sometimes a small toggle switch labeled "Disposal/Dishwasher." If the switch got bumped while you were grabbing cleaning supplies, the dishwasher gets no power. Also check the breaker panel. The dishwasher is often on the same breaker as the disposal.

Check 2: The door is fully closed

Dishwashers won't start unless the door latch fully engages. In older apartments where the cabinets have shifted, the door sometimes doesn't catch on the first push. Press the top center of the door firmly until you hear it click.

Check 3: The disposal needs to be clear

The dishwasher drains through the garbage disposal in most California apartments. If the disposal has standing water or food in it, the dishwasher can't drain. Run the disposal with cold water for 30 seconds before starting the dishwasher. If your last use ended with "Drain" error or standing water, this is almost always why.

Check 4: The filter

The filter at the bottom of the dishwasher tub is the tenant's responsibility in most leases. It's a basket-shaped insert that twists out. If it's clogged with food, the dishwasher won't clean properly and may show errors. Rinse it under the sink and twist it back in. This is normal monthly maintenance, not a repair.

Check 5: The error code

If there's a code on the panel — like LE, OE, FE, E1, or a flashing light pattern — write it down before you call your property manager. The code tells our technicians exactly what part to bring on the truck. It can be the difference between a one-visit repair and a two-visit repair.

Power issue 9 times out of 10. Switch under the sink, breaker, or the door latch microswitch. Sometimes the control board has failed.

Leaks under the cabinet

Common in older West Hollywood buildings where the dishwasher was wedged into a tight cabinet space and the supply or drain hose has worn against the cabinet wall. Sometimes it's a door seal that's gone brittle. Either way, get it fixed quickly — slow leaks ruin cabinets and floors fast in apartments with hardwood.

Doesn't clean — dishes come out gritty or wet

Spray arm clogged, filter dirty, water inlet valve weak, or heating element burned out. Most of these are quick fixes once we open the unit.

Smells bad even when clean

What tenants and property managers should not touch

Don't try to pull the dishwasher out of the cabinet to "look at" it. There's a hot water line, a drain hose, and an electrical connection underneath, and the unit is anchored to the countertop with screws under the lip. Pulling on it without disconnecting things first will tear something.

Don't run the cycle if water is leaking. Turn off the water supply valve under the sink and shut off the breaker.

Don't try to clear a stuck spray arm by force. The arm is pressed onto a small post and forcing it sideways snaps the post — turning a $20 spray arm replacement into a $250 pump assembly job.
